Steven Kantor is CEO of S2K, where he is responsible for overseeing the strategic direction of the firm.
Steven has over 35 years of principal investing and investment banking experience, and throughout his career has raised several billions of dollars for REITs and other real estate companies via IPOs, CMBS financings and other forms of equity and debt financing.
Previously, Steven was an Executive Managing Director and Global Head of Investment Banking at Cantor Fitzgerald, as well as Chairman and Co-Founder of CCRE, Cantor Fitzgerald’s affiliated commercial real estate lending platform. Prior to Cantor Fitzgerald, he was a Managing Director at Credit Suisse, where he held several senior roles within the firm, including Global Head of Securities, Global Head of Alternative Investments, Global Head of Leveraged Finance, and Global Head of Real Estate. At Credit Suisse, Steven also served on numerous committees including the Investment Bank Management Committee, the Capital and Risk Management Committee, the Fixed Income Operating Committee, the Asset Management Committee, and the IBD Operating Committee. Prior to Credit Suisse, Steven was a Managing Director and Head of the Real Estate Investment Banking and Financing Divisions at Donaldson Lufkin & Jenrette, Managing Director in the Real Estate Investment Banking practice at Paine Webber and a member of Drexel Burnham Lambert’s Corporate Finance division.
Steven earned a B.A. from Syracuse University and a J.D. from American University.
Jonathan Terzi is President of S2K and the Chief Compliance Officer of S2K Financial. He is also a Partner of Pelham S2K, an investment management company focused on middle market credit investment.
Jonathan has over 25 years of principal investing and investment banking experience. Previously, he was the head of the Media & Internet group within the Merchant Banking & Investment Banking departments at Cantor Fitzgerald. Prior to Cantor Fitzgerald, Jonathan was a Principal of Metropolitan Capital Partners, a private equity firm with a mandate to invest alongside several family office investors. Prior to Metropolitan Capital Partners, he was a senior member of the Technology, Media & Telecommunications Investment Banking group at Goldman Sachs.
Jonathan earned a B.A. from the University of Pennsylvania and an M.B.A. from The Wharton School of the University of Pennsylvania.
Mary Lou Malanoski is the Chief Financial Officer of S2K.
Mary Lou has over 30 years of experience on Wall Street in various roles. Previously, Mary Lou was the Chief Operating Officer at Morgan Joseph TriArtisan, where she served as Head of Banking and Chief Financial Officer. Prior to Morgan Joseph TriArtisan, she was a founder and principal of New Street Advisors, a boutique broker-dealer, and New Street Investments, a firm focused primarily on non-control investments in private companies. Prior to New Street Advisors, she was a senior team member at New Street Capital, a private investment firm which managed the assets of the successor to Drexel Burnham Lambert. Mary Lou began her career as an investment banker at Drexel Burnham Lambert. She also is a member of the Board of Directors for Phibro Animal Health Corporation and Morgan Joseph TriArtisan.
Mary Lou earned a B.A. from the Rosemont College and an M.B.A. from The Johnson School of Cornell University.
Neil Cohen is the General Counsel of S2K and President of S2K Servicing.
Neil has over 15 years of real estate and legal experience. Previously, Neil was the Director of Finance and Strategic Initiatves for NorthStar Realty Finance Corp., where he focused on their alternative investment and broker-dealer business. Prior to NorthStar, Neil was a Senior Associate with Cadwalader, Wickersham & Taft and an Associate with Herrick, Feinstein. Prior to Herrick Feinstein, Neil was in-house tax counsel to the predecessor of NorthStar and a Senior Associate with PriceWaterhouseCoopers.
Neil earned a B.S. from the University of Maryland and a J.D. from the Cardozo School of Law. Neil is also a Certified Public Accountant.
Amy Kelly is Chief Operating Officer of Sales for S2K Financial, where she is responsible for the sales operation.
Amy has nearly 25 years of sales and marketing experience in the financial services industry, working with all channels of retail broker-dealer firms. Previously, Amy was a National Product Manager with RC Securities, raising over $3 billion in the independent and registered investment advisor channels. Prior to joining RC Securities, Amy spent 15 years as a wholesaler in the financial services industry with various firms, including AXA Equitable, Prudential, Lightstone and SC Distributors. Amy was also a financial advisor and product specialist with one of Advisor Group’s largest groups.
Amy earned a B.A. in Finance from Georgia State University.
Megan Smith is the Director of National Accounts for S2K Financial, where she is responsible for facilitating relationships and selling agreements with broker-dealer clients.
Megan has been building relationships in the broker-dealer community for twenty years. Prior to joining S2K Financial, Megan was the Executive Vice President/National Account Manager at KBS Capital Markets Group, a position she held for over eleven years. During her tenure at KBS, they rose from a startup sponsor in the alternative investments space to raising over $6 billion in the independent financial broker-dealer community. In 2005, Megan was the National Account Manager at AXA Distributors, where she covered every area of distribution, including wirehouses, regional firms and banks and she built the financial advisor channel. Prior to AXA, Megan held sales and marketing positions at Liberty Funds Distributors, Fidelity Investment and the former Dean Witter Reynolds.
Megan received her B.A. from Providence College and currently resides in Boston.
Edwin is an Executive Director of S2K.
Edwin has over 60 years' experience in the financial services industry and throughout his career has been involved in capital markets in several senior capacities.
Previously, Edwin was Chairman of Investment Banking at Cantor Fitzgerald. Prior to Cantor Fitzgerald, he served as Co-Chief Executive Officer of TPB Financial Services. Prior to TPB Financial Services, from 1999 to 2001 he was Co-Chairman and Co-Chief Executive Officer of HCFP/Brenner Securities. Prior to HCFP/Brenner Securities, from 1993 to 1999 Edwin served as Vice Chairman of Barington Capital Group. Prior to joining Barington, he spent 37 years in the securities industry with Drexel Burnham Lambert and its predecessor firms, where he held various senior positions, including serving as its Vice Chairman and Head of Capital Markets.
Edwin is a member of the Comtech Telecommunications Corp. Board of Directors, and has been since September 2001.

Curt Launer is a Partner and Head of Business Development at S2K.
Curt has over 30 years of experience on Wall Street. Prior to joining S2K, he was a senior member of American Energy Partners, an oil & gas exploration and production company, where he was responsible for capital formation.
An accountant by background, he began his career with Arthur Young & Company and became an energy specialist before joining Mobil Oil and a privately held oil & gas exploration and production company. In1984 he moved to Wall Street as an equities research analyst focused on the energy industry. His work at firms including Donaldson, Lufkin & Jenrette and Credit Suisse was recognized in 2011 when he was inducted into the Institutional Investor magazine All-American Research Team Hall of Fame and called “One of the Best Analysts of all Time”. Following his equities research career, he became an investment banker with Sagent Advisors and Deutsche Bank. With principals of American Energy Partners, Curt became an investor in S2K Financial in 2015.
Curt earned a B.S. in Accounting/Management from the State University of New York at Buffalo.
Juan Alva is a Partner of S2K. Previously, Juan was a Partner at Fifth Street Management where he was responsible for originating investment opportunities and also served as the Head of Strategy and Corporate Development. In addition, Juan was a Principal in Fifth Street’s two SBIC funds. Prior to Fifth Street Management, he was an investment banker in the Financial Institutions and Corporate Finance Groups at Goldman Sachs, CFO of ClickServices (a wireless software company majority owned by Cisco Systems) and a senior investment banker at Trinity Capital, a boutique investment bank focused on the food and restaurant industries.
Juan earned a B.S. in Economics from The Wharton School of the University of Pennsylvania and a B.S. in Engineering from The Engineering School of the University of Pennsylvania.
Michael Singer is a Principal of S2K. Previously, Michael was an Associate in the Media & Internet group within the Merchant Banking & Investment Banking departments at Cantor Fitzgerald. Prior to Cantor Fitzgerald, he was an Analyst in the Technology, Media & Telecommunications Investment Banking group at Bank of America Merrill Lynch.
Michael earned a B.S. from New York University.
David Swift is the senior vice president of operations for S2K.
Previously he served as senior vice president, director of operations for Colony NorthStar, Inc. and prior to that David was the senior vice president of operations & technology at Welton Street Securities. In that role he was responsible for establishing the infrastructure and operations required for processing the Life Income Funds of America.
David also worked with NorthStar Realty Finance Corp., the predecessor to Colony NorthStar, Inc. to establish and run the operations of the NorthStar Income Opportunity REIT I Reg D offering. Prior to Welton Street Securities, he was the senior vice president & general manager of Broadridge’s Securities Industry Software (SIS) in Wheat Ridge, CO. In that role he ran a business that provided real-time, integrated securities processing for all types of brokerage businesses, including retail and discount firms, day trading firms, investment advisors, correspondent clearing agencies, institutional traders, and regional broker-dealers. David developed, operated, and supported over 200 financial industry applications in a service bureau environment that included investor websites, broker workstations, order management, back office clearance & settlement, statements, confirms, and government reporting. Additionally, David led the sales, account management and strategic planning functions of the business that resulted in annual double digit increases in new business and the successful acquisition and integration of three businesses. SIS was previously a subsidiary of ADP and was spun off as its own business in 2007. Some notable clients of SIS include Merrill Lynch, BNP Paribas, Cetera Investment Services and D.A. Davidson.
David received his B.S. from Rensselaer Polytechnic Institute.
Katie Zaruba serves as vice president, due diligence at S2K where she is responsible for managing and reviewing all due diligence requests, maintaining due diligence files and third party due diligence relationship management. Katie responds to initial and ongoing requests from third party due diligence firms, broker-dealers and registered investment advisors for S2K’s retail product offerings.
Previously Katie served as vice president, due diligence for NorthStar Securities where she also performed sponsor, product and portfolio updates and analysis.
Katie received her B.S. in Business Administration and Marketing from Colorado State University.
